Cordova's New Restaurant Map Is Shifting East. Here's Where.

If you have lived in Cordova for more than a couple of years, you already know the food geography by heart. Wolfchase pulls the chains. Germantown Parkway runs the sit-down lineup. Houston Levee, until recently, was mostly a commuter road with a few reliable stops. The 2026 opening slate quietly rewrites that map.

Six new or in-progress restaurants have been announced or permitted in Cordova in the last twelve months, and they are not spreading evenly across the neighborhood. They are clustering on three corridors, and the tightest cluster is on the eastern edge, in the strip most Cordova residents drive through every day without thinking of as a dining destination.

The Houston Levee cluster

Two of the six new arrivals are landing within a mile of each other on North Houston Levee Road, which is the more interesting story here.

A new restaurant is coming to the Cordova Ridge Shopping Center, where, according to permits filed with Develop901, Gyro & Spices will open at 1204 N Houston Levee Rd, Suite 110, taking over the former site of Wing World, in a 2,415-square-foot space that will accommodate up to 50 occupants. Chef and owner Muhammad Khan confirmed the project, and the menu is still being finalized, though the restaurant's LLC, Gyro & Masala, suggests a potential fusion of Greek and Indian cuisine, with expected dishes including tzatziki, kleftiko, and stuffed grape leaves.

A few blocks north, Flaming Pizza is gathering the permits it needs to serve fresh, hot pies to hungry locals, and the pizzeria is setting up its ovens at 1105 N Houston Levee Road. The Memphis and Shelby County Division of Planning and Development issued Flaming Pizza a commercial mechanical permit on February 11 and approved its food establishment grease trap application on January 20, and a certificate of occupancy states that the eatery will have an occupancy load of 16.

Sixteen seats is a small room. That detail matters. It tells you Flaming Pizza is being built as a neighborhood counter, not a destination, which is exactly what the Houston Levee side of Cordova has been missing.

North Germantown Parkway keeps stacking

The Parkway is not surprising anyone by adding restaurants. What is worth paying attention to is what kind.

Sweet Eye is a Middle Eastern coffee shop in Cordova where you can buy wholesale coffee beans and grounds or stop in for a sweet treat, with menu highlights including a Dubai chocolate latte, baklava latte, and date cardamom latte, plus pastries including baklava, Dubai chocolate, and pistachio cheesecake, at 1140 N. Germantown Pkwy 115. That is a specialty coffee concept planted in a stretch that has historically been dominated by drive-thru chains.

Half a mile south, Taco Prime is moving into 180 S Germantown Parkway in the storefront that housed Guthrie's until its closure in February of this year, and the building recently received a new coat of paint with interior work already underway. Taco Prime, founded and owned by Ingrid and Sergio Vilchis, is still a relative newcomer to the area dining scene, having opened its first location in Bartlett in September of last year. Ingrid Vilchis told Daily Memphian that the family had always made authentic tacos at home with hand-made corn tortillas and could not find an authentic taco they liked with good-quality meat in the area, and while tacos anchor the menu, guests can also choose from quesadillas, burritos, salads, and nachos.

Add to that Taco-N-Ganas coming to Cordova with its very first drive-thru location, where you can enjoy classics like birria tacos and quesadillas without leaving the car, including taco party packs to-go, and Cordova now has two independent taco concepts in build-out at the same time on essentially the same road.

Read that pattern carefully. When two similar independents choose the same corridor in the same window, they are both reading the same signal: rooftop growth on the east side of Cordova has finally outpaced what the existing Mexican options can serve. Neither Vilchis family nor Taco-N-Ganas would be spending build-out capital here otherwise.

The Macon Road outlier

The one new project that breaks the Parkway/Levee gravity is worth calling out on its own.

Chamo's Bistro & Bar will be interpreting the beloved burger through the lens of authentic Venezuelan cuisine when it opens its first storefront in Cordova later this year, setting up shop in the quaint building located at 8556 Macon Road that previously housed Stogies Cigar Bar & Lounge. According to the certificate of occupancy issued by the Memphis and Shelby County Division of Planning and Development, the facility has an occupant load of 99, and owner Carlos Garcia is anticipating a December grand opening.

An occupancy load of 99 is roughly six times the size of Flaming Pizza's build-out. This is a full sit-down room with a bar program, on a stretch of Macon that most residents associate with churches and older commercial buildings rather than new dining. If Chamo's opens on schedule, it becomes the first new full-service concept in that pocket of Cordova in a while.

Where each new project is landing

What this pattern actually tells you

Three things stand out when you lay the openings side by side.

First, the cuisines skew international. Middle Eastern coffee, Greek/Indian gyros, Venezuelan burgers, two Mexican taco concepts, and a wood-fired pizzeria. That is a very different mix from what most residents describe when they explain Cordova's food scene to out-of-town family. The existing lineup that Yelp still ranks at the top of Cordova, including Petals of a Peony, Mingxia Dumpling, Cedars Restaurant, The Han, Firebirds Wood Fired Grill, Teppanyaki Hibachi & Cajun Seafood, Moondance Grill, Tavern 018, Tannoor Grill, and Blossom, is already international-leaning, and the new class is doubling down on that identity rather than diluting it.

Second, the openings are chef-owner operations, not franchise expansions. Muhammad Khan at Gyro & Spices, Ingrid and Sergio Vilchis at Taco Prime, Carlos Garcia at Chamo's. These are owners you can talk to, not district managers.

Third, and this is the one that matters most if you have lived in Cordova long enough to remember when Houston Levee was the road you took to avoid Germantown Parkway traffic: the new center of gravity is moving east. Two of the six announced projects are on Houston Levee. Two more are on the north end of Germantown Parkway. Only Taco Prime is anchored on the older southern stretch, and it is doing so by taking a storefront that a national chicken chain vacated. That is a leading indicator worth watching. When new independents choose the eastern edge of a neighborhood over its established retail spine, the retail spine is usually a few years away from turning over.

For the current resident, the practical takeaway is simpler. Your Saturday dining routine is about to have more options within a five-minute drive of home than it has had in a while, and the most interesting of them are not on the strip you have been defaulting to. Sweet Eye is open today. Flaming Pizza and Gyro & Spices should follow this year. Taco Prime, Taco-N-Ganas, and Chamo's are all pointed at late 2026.
